Government Release Previews of New Tenancy Forms to be Used from 01 May 2026

From 01 May 2026, the Renters’ Right Act will abolish Assured Shorthold Tenancies and end Section 21 ‘no fault’ evictions in the Private Rented Sector in England. The Government have published previews of the new forms which will be in use from 01 May 2026, this is so landlords can prepare for 01 May and familiarise themselves with the changes.

The preview versions are watermarked. You must not use these forms prior to 01 May 2026. On 01 May 2026, versions of the forms that can be used will be published on the assured tenancy forms webpage.

The preview forms include;

  • Form 3A: Notice seeking possession of a property let on an assured tenancy (possession notice)
  • Form 3A: Completing the notice seeking possession – guidance for private landlords (possession guidance)
  • Form 3A: Legal wording for possession grounds (wording to use for possession)
  • Form 4A: Landlord’s notice proposing a new rent for assured tenancies in the private rented sector (for rent increases)
