Government Consultation on Applying Awaab’s Law to the Private Rented Sector

This public consultation seeks views on how to apply Awaab’s Law to private rented tenancies. It also seeks views on if and how to apply Awaab’s Law to accommodation occupied under licence in both the private rented and social rented sectors.

Everyone deserves to live in a home that is decent, safe and secure. Awaab’s Law, which was introduced in the landmark Social Housing Regulation Act 2023, requires landlords to investigate and fix reported health hazards within specified timeframes. The primary purpose of this consultation is to set those timeframes.

We encourage all private landlords and letting agents to respond. Any sections which are not relevant to you can be skipped.

Consultation closes at 11:59pm on 18 December 2026
