If you are a Landlord and have a new Tenant then you need an EPC,
If you have done any work to upgrade the energy in your property then you need an EPC,
From April 2018 your property needs to be at least a level E so you need an EPC,
If you need to evict a tenant under a section 21 notice then you need an EPC.
