Tenant Notice Periods to End a Tenancy

As of 01 May 2026, tenants are to give landlords no less than 2 months notice to end their tenancy (notice to end on the rent due date or the day before the rent due date) UNLESS a shorter notice period has been agreed in writing. This ‘agreement’ can be a term in the tenancy. Therefore, even for tenancies that were in place prior to 01 May 2026, if the tenancy agreement states that the tenant is to give 1 months notice, that agreement still stands. If the tenancy agreement does not state a notice period, as of 01 May 2026, it’s two months notice that the tenant must give.

We are encouraging our members to be as understanding and flexible as possible. Landlords are able to accept less than the required notice if they so wish.

Serving notice as a tenant can be confusing, if your tenant isn’t sure how to serve a valid notice, share the following guide with them; https://england.shelter.org.uk/housing_advice/private_renting/ending_a_periodic_tenancy/example_of_a_notice_to_quit
