Serving the Renters’ Rights Act Information Sheet 2026

Late Service

Landlords with pre 01 May 2026 tenancies should have served the Renter’s Rights Act Information Sheet by 31 May 2026. If any landlords missed that deadline, they must serve it as soon as possible.

Possession Cases

For landlords who served a valid Section 21 or Section 8 notice before 30 April 2026, those tenancies did not become an Assured Periodic Tenancy on 01 May 2026, therefore those landlords did not need to serve the Information Sheet. When does the Information Sheet need to be served for these cases? The triggers for having to serve it are as follows;

  • Where the notice is no longer valid
  • Where the notice expires without possession being obtained
  • When court proceedings conclude without possession being granted

In summary, serve the Information Sheet when the tenancy converts to an Assured Periodic Tenancy. Landlords have one month from that date to provide it.
