First Making Tax Digital Deadline Looming!

For landlords with property income and/or sole trader income of over £50,000.00 per year, the 1st quarterly reposting deadline for MTD is 07 August 2026.

What is MTD?

Making Tax Digital is a government initiative to modernise the tax system, requiring businesses to keep and submit records of their property income and allowable expenses digitally.

If you fall under the remit of the scheme, instead of one annual return each January, you now need to:

  • Keep digital records of your rental income and expenses throughout the year.
  • Submit four quarterly updates to HMRC each tax year using Government-approved software.
  • File a final end-of-year declaration to confirm your totals.

Your tax bill and payment schedule stay exactly the same. The difference is how and when you report the numbers to HMRC.

If you qualify for MTD this year, HMRC would have sent you a letter. But don’t rely on this! Check your numbers for tax year 2024/25 – if your gross income was over £50,000 – take action. Sign up here; Sign up for Making Tax Digital for Income Tax – GOV.UK

When does everyone else qualify?

From 2027: This is extended to landlords earning £30,000 or more in the 2025-2026 tax year.

From 2028: The new rules apply to landlords with an income of £20,000 or more in the 2026-2027 tax year.
