Taking a Buy Refurbish Refinance portfolio from £330k to £2.2m
Matt came to us a few years ago with a portfolio of 3 properties worth £330,000 with the aim to grow the portfolio using the “Buy, Refurbish, Refinance” model. We arranged the finance for him to purchase run down properties needing refurbishment, followed by remortgaging on a long term buy to let, allowing him to release the equity generated in the properties to buy the next.
Over the last 4 years we have helped him with the right financial products to increase his portfolio to 11 properties worth £2.2m. The portfolio is a combination of buy to let, HMO and multi unit blocks.
How we “found” £100,000 for a Property Incorporation client
Peter and Sarah held a portfolio of 16 properties in their personal names. After taking specialist tax advice for incorporation relief, we then arranged the finance to transfer the properties into their Limited Company. The equity transferred to the company covered the deposit requirements and the tax advisors claimed incorporation relief meaning no Stamp Duty or Capital Gains Tax were due.
We also raised the clients a further £100,000 working capital from the portfolio to purchase further investment properties.
From two HMO’s and a BTL to a £2.5m portfolio
Victoria had 2 HMO’s and a buy to let when she became a client of ours. Her niche investment strategy is high end student lets and was keen to grow the portfolio. We’ve helped her add a further 10 properties to the portfolio taking the value to over £2.5m.
We’ve helped her not just with the finance side of things, but the overall strategy including navigating around Article 4, planning and certificates of lawful use.
Bridging & Refurbishment – we’re with Ian all the way
Ian likes to flip properties. Anything from a quick light refurbishment to back to brick refurbs and extensions. The finance varies from a straight forward bridging loan to a refurbishment/development bridge where the lender provides funds for the works too. We help Ian fund his projects dependant on the property itself and Ian’s funding requirements.
Portfolio Balancing – From “unmortgageable” to releasing £60k and saving £300pm
Steve’s previous broker had said his portfolio was “unmortgageable”. The portfolio of 7 buy to lets, had some loan to values nearing 90%. Steve had only wanted to remortgage 2 properties but we took a holistic review of the whole portfolio.
By rebalancing the debt and remortgaging 5 properties all properties were brought within 75% ltv, we raised £60,000 of working capital for other projects and saved Steve £300 per month on his mortgage payments.
